About Nicole Tibbe
The Insider Who Switched Sides
I spent years working inside the property management industry — close enough to see exactly where homeowners were being left behind. HOA Navigation exists because I decided to do something about it.
My Story
I Saw the Gap From the Inside
My journey into this industry began in 2020 when I joined a condominium association on Longboat Key, Florida as a bookkeeper and administrative assistant. It was my first real look at how community associations operate — and how often homeowners were left without clear answers to basic questions.
From there, I moved into assistant property manager roles with property management companies overseeing more than 20 communities — a mix of developer-owned properties and homeowner-run associations. Working alongside licensed Community Association Managers, I saw firsthand the full range of challenges homeowners face: navigating ARC and ARB applications, understanding community rules, and managing compliance issues.
Whenever I could, I tried to help. I would take extra time to walk a homeowner through a process or explain what a board was actually looking for in a submission. More than once, I was reminded that those conversations fell outside my assigned duties.
“Someone could build an entire business just helping homeowners with ARC forms.”
That comment — made half-jokingly with a coworker — stuck with me. Because the more I saw, the more I realized it wasn’t a joke at all. The need was real, and no one was filling it.
